Advertising Pays

  Over the years, as business brokers, we are continually confronted with the resistance from vendors to contribute towards an advertising and marketing program for their business and/or property.

Whilst we hear the ussual argument about commissions and so forth, the point commonly missed by those trying to sell is the true cost of not acheiving a sale.

We all have been there, we have made the decision to sell and ideally we would like a quick and seamless contract, but no matter how many agents we list with, still no takers... not even any inspections. We soon ask ourselves the question "what's wrong with my place?"

The simple answer is nothing, the truth is unless you have a strategy in place to position your property in the market you may need sometime for the right buyer to appear.

Without a strategically placed advertising program you rely on luck to bring in potential buyers. I ask you this, who when selling their million dollar (potentially multimillion dollar) business would like to rely on luck for a successful outcome?

The oppotunity cost also needs to be measured by not acheiving a sale within the desired timeframe, this is the cost of not being able to pursue your next business venture. Anyone who has bought property and businesses know the profit is made when you buy well, hence when you are looking at your next business you need to be ready to act when the opportunity presents.  

The message to all prospective sellers is to discuss a marketing plan with your broker so they can acheive the most comprehensive catchment of potential buyers within that first 6 week period your property hits the market.

No longer is it the question "can I afford to advertise?" in todays market the question is "can I afford not to advertise?"

So next time your talking to your broker ask them about a marketing proposal, get the answers you need and spend some money on selling your property, it may be the best investment you make.
