As a fully Licensed Real Estate Agent, I am accredited to act for either Buyer or Seller but by law can only act for one party to a real estate transaction.

My extensive Management Rights and Property database plus industry knowledge is used exclusively to locateor assist with the sale of Management Rights residences and businesses, private homes or other investment residential property for my clients.

* I provide intellectual property to assist you in identifying important factors, making further decisions and defining your requirements. Once your reasons for buying or selling and the type of residence and/or business to be bought or sold have been defined, and you wish to proceed, the next steps are:-

1. We complete an Appointment Agreement which details the Consulting Services to be provided,

whether fees are to be based on a % of the purchase price

or as a flat fee depending upon your needs.

the independent professional reports and certificates to be obtained

and the scope of the Authority Delegated.

2. The Consulting Services to be provided depending upon the selected items to be actioned and the payment schedule authorised in the Appointment Agreement; may be any, some or all of the following:-

Personal inspection of properties, sourcing and obtaining professional specialised Independent Reports and Certificates such as Title Searches, Building Certificates, Pest Inspections, Quantity Surveys, Depreciation Schedules, Body Corporate Certificates, Verification of Financial Data, Comparative Market Analyses, Valuation Certificates, Marketing Information, Sources of Finance, Entity Structures, Solicitors Reports and any other relevant data to profile property and provide the Buyer with decision making documentation. My services may include reporting on progress of any "Off The Plan" purchases you may have made or intend to make.

4. Once the Buyer has made the buying decision to proceed, then as Buyer's Agent, I liaise with the seller or their agent, negotiate a Purchase Price and the relevant Special Conditions of Purchase that are to apply; and personally submit a Written Offer from the Buyer, who at that point may remain unknown to the seller.

5. Upon the Buyer's written "Offer to Purchase" or "Sale Contracts " being signed and accepted by the seller, all progressive Consulting fees paid to me to that date are credited in the Buyer's favour against the total fees and costs due to me as Buyers Agent.

6. Full disclosure is made of any referral fees or other benefits received or to be received from the seller or any other party to the transactions, and these benefits are also credited in favour of the buyer as an offset to the Buyer's Agents' fees and costs due from the Buyer. Honesty and Integrity are my credentials.

7. As noted above, I only work for one Client e.g. As Buyers Agent for the Buyer in any real estate transaction or as Sellers Agent if you are the seller.

8. I work exclusively for you as my client, but do not give financial or investment advice. Such advice may be sought from appropriate professionals and tendered during the course of the engagement.

9. Further Consulting Services may extend to Property Management on your behalf.
